We offer a comprehensive view of the rental market, featuring historical rental prices, detailed property reviews, and ratings. Our efforts are particularly concentrated on Rent Pressure Zones (RPZs). We’ve identified over 1,000 properties charging rates over 2% in recent months, underlining our commitment to advocating for fair pricing. In an innovative move, we've transcribed over 15,000 Residential Tenancies Board judgements. This allows users to determine if a landlord or tenant has previously been involved in legal disputes, such as issues concerning deposit returns, evictions, or unpaid bills. While these reports are publicly available on the RTB website in PDF format(meaning that Google does not index the reports), we uniquely integrate them into our platform, making them accessible and viewable on HowMuchRent.com.
We firmly believe that rental charges and deposit handling require reform. We advocate for all rents charged by landlords to be public information and for tenants deposits to be held in escrow. The RTB was mandated to offer a Rental Deposit scheme 9 years ago(https://www.irishexaminer.com/news/arid-41315608.html), yet no action has been taken since. Moved in to the property March 2009 (this software doesn't show dates that far back). I furnished it myself. Property has not been maintained by the landlord, especially in recent years. Initially I did a lot of minimal maintenance myself over the years but the major issue with the property are the walls & windows which are not sealed/insulated to which the landlord did not address. He kept putting it off, rescheduling etc, and then I was issued with an NTQ. The heating works fine, new boiler in 2021 etc however the heat just evaporates due to lack of maintenance. The windows which, being wooden, have contracted and the putty no longer is attached, so there are large gaps between the windows and walls. The windows also whistle like a haunted house when it's mildly windy, worse in a storm. I suspect large sections of the walls have no insulation. Birds get into the attic due to gaps up there. Landlord never addressed this despite being flagged. Roof terrace not maintained, decking badly warped and buckled, hasn't seen any upkeep in the 15 years I've lived there. There's a silverfish problem in winter, initially I thought it was just the bathrooms but I once found one in my bed, under the pillow (yeuch). All appliances are pretty knackered at this stage.
